2022 was an interesting year for home sales in Dominion Valley. While the neighborhood saw record prices with increase for detached homes 17.5% rise over 2021 (median price of $975,000 in 2022 and $830,000 in 2021), the overall volume of sales was down 39% from 2021. 123 sales were recorded in 2022 while in 2021 there were 201 sales. In 2020 there were 206 sales.
This downward push on inventory created the large increase in overall values. At time of this posting on January 7, 2023, there are only 3 homes in all of the non-age restricted side of Dominion Valley active on the market. Even with rise in interest rates we are seeing very quick sales and homes selling for near list and even over list price! Dominion Valley continues to be a very desirable neighborhood in Prince William County.
The attached homes saw an increase of 10% over 2021. Median sales price was $650,000 for attached homes in 2022 as compared to $595,000 in 2021. There were only 15 attached homes that sold in 2022, so this is a small sampling of homes. While a small sampling the $650,000 median sales price in Cathy’s Home Team’s opinion is valid. Regency @ Dominion Valley (age restricted side of community) saw a median price of $625,000 for their attached homes. So between the two neighborhoods the attached homes are averaging $637,000. In the non age restricted side of community overall the attached homes are larger than Regency’s floor plans thus creating a higher overall sales price.
