Regency @ Dominion Valley Country Club (55+ Active Adult Community) continued to see rise in home prices over 2021.  In 2022 for detached homes (25 sales) Regency realized a 5% increase in value over 2021 (Median price is $735K in 2022 compared to median price of $700K in 2021). 

For attached homes there were only 9 sales so the sampling is too small for the statistical analysis to be valid.  Of those 9 sales the median price for attached was $625K as compared to $585K in 2021.  This statistic is accurate in Cathy’s Home Team’s professional opinion.  The non age restricted side of the community saw a median price of $650K for their attached homes.  Including this data in the analysis the $625K median sales price for Regency holds valild.

For condos these homes saw a 10% rise in value over 2021 with $429K being the median sales price compared to $390K in 2021.  There were 22 condo sales in Regency for 2022.

The volume of sales declined in 2022 with 56 total sales.  This was at 15% decline from 2021 that realilzed 66 total home sales.  This low inventory in the entire 20169 zip code is keeping sales prices high and continuing to rise — even with the rise in interest rates.  Haymarket and the surrounding Western Prince William County area continues to be a very desirable place to live for families of all ages!
