In 2025 the home sale statistics stayed the same as far as volume of sales compared to 2024. Both years 29 homes sold overall in the neighborhood.
What is somewhat surprising by the 2025 stats, is that values rose a bit for townhomes/attached homes, but fell in value for single family homes/detached sales. That said, there were only 6 (2024) and 8 (2025) detached homes that sold in those two years. This is too small of a sampling in either year to be statistically valid to draw any accurate conclusions. A sampling size of at least 20 sales must be included to draw valid conclusions.
The average price for attached homes rose to $671,500 in 2025 over 2024’s $662,500. This is a relatively small increase of less than 2%.
Overall the market is steady and holding pace in this neighborhood but did not see the rise in value when compared to other neighborhoods in the 20169 zip code. Below are all the home sales for the Villages of Piedmont (includes South Market also) for 2025.
